IST has utilized its rapid site assessment expertise to perform scores of real estate due diligence assessments for our clients. These have ranged from single sites to packages consisting of in excess of 30 separate properties.

IST has performed title history analyses to determine historical land use, sensitive receptor surveys, searches for nearby contamination sources, site sampling and analyses to determine site condition and any on-site contamination sources, and final report preparation. We have particular experience and expertise in performing service station real estate due diligence.

Our clients have used results from our work to define responsibility for remediation, establish pre-transactional baseline conditions, provide input for contractual terms and conditions, determine if neighboring properties might be impacted, modify the sale/acquisition price, determine future compliance capital, determine future remediation cost, and place bounds on risk of potential third party litigation associated with the site(s).
